Residential Property Prices

Average Prices

In the fourth quarter of 2002 (October to December) the average price of a residential property in the Borough of Swindon was £140,129 according to data collected by HM Land Registry. This was below the average of £145,251 for England and Wales.

A detached house in the borough sold for an average of £217,047 in the fourth quarter of 2002, compared to the national average figure of £222,911.

A semi-detached house in the borough cost an average of £137,743, slightly higher than the national average of £128,103.

The average price of a terraced house in the borough at £116,326 was higher than the national average of £107,669.

Flats and maisonettes form a small proportion of the housing stock of the borough of Swindon and generally are at the lower end of the market. The average price of a flat or maisonette in the borough was just £97,001 compared to the national average of £142,071. The national figure is significantly higher because the market for flats is dominated by central London.

Residential Property Price Inflation

The average price of a residential property sold in the borough of Swindon increased by £22,709 between the fourth quarters of 2001 and 2002 - an annual inflation rate of 19%. This is below the national property price inflation rate of 22%. Within the borough of Swindon the annual inflation rate was greatest for terraced houses at 23% and lowest for flats at 11%. However, as relatively few flats are sold in Swindon, their average price is subject to more variation depending on the quality of the properties.
