Housing Challenges for Swindon
Swindon faces a number of key housing challenges, which are described in more detail in Section 5. These include:
- The 2001 Housing Needs Survey established that there is an overall shortfall of 1218 affordable homes each year for the next five years.
- Over 6,000 households are registered on the Housing Register as at April 2004.
- Over 900 households accepted as statutorily homeless are having to live in temporary accommodation as at 1 April 2004.
- There are 2796 non decent Council homes as at 1st April 2003 although 1,456 homes were made decent or prevented from becoming non decent in 2002/03.
- The 2003 Private Sector Housing Stock Condition Survey identified that 3.6% of Swindon’s private housing is unfit with a repair bill of £24 million.
- Housing has an important part to play for children with special circumstances in Swindon, including looked after children, young people leaving care, teenage parents and young offenders. The Supporting People Strategy 2003 has identified gaps in provision for these client groups.
Emerging Priorities
Following detailed consultation with stakeholders regarding the Housing Strategy, five key priorities have emerged. It is around these that the action plan has been based. The priorities are:
- Additional affordable housing
- Decent Homes for all
- Regeneration
- Improving services for Council tenants
- Accessing affordable and supported housing Executive
